General Park Rules & Policies
1. Registration & Site Assignment
All guests must register with a valid photo ID at check-in.
Guests are assigned a specific site — no parking in unassigned areas.
Guests must be 21+ years to make a reservation.
2. Check-In / Check-Out & Fees
Check-in/Check-out times posted (Check-in 2–3 PM, Check-out 11 AM) with early fees if approved.
All visitors must check in online (at the office in the future).
3. Quiet Hours
Quiet hours are enforced nightly (10 PM–7 AM) — no loud noise, generators, or amplified music.
4. Pet Policy
Pets must be leashed and under control at all times.
Guests must clean up after pets.
Aggressive breeds or incessant barking may be prohibited.
5. Site Conduct & Safety
Only one camping unit per site unless otherwise designated.
Site occupancy limits (Max 10 people per site unless approved by the site manager).
Campsite must be kept clean and free of clutter.
Any special of gatherings must be approved in advance by site manager.
No alteration of utility hookups; no extra cords/hoses outside OEM ports.
6. Vehicle & Parking Rules
Vehicles must park on the site pad only; no parking on grass or in roadways. Overflow parking available for more than 2 cars.
Speed limits enforced (5–10 mph) to protect pedestrians.
ATV’s, 3 and 4 wheelers, go-carts are prohibited.
Electric golf cards allowed.
7. RV Standards
RVs must be operational, well-kept, and clean.
Older units may require advance approval.
RV and vehicle washing or maintenance on-site is restricted.
8. Utilities & Equipment
No tampering with park water, sewer or electrical systems. It is recommended that you provide your own surge protection device.
No portable generators during quiet hours; allowed only during outages.
Sewer connections must be leak-free with sealed “donut” attachments. It is recommended that long-term stay guests utilize a sewer hose “cradle”.
9. Fires, Barbecues & Firewood
Campfires only in approved fire pits; follow burn bans or local restrictions.
10. Alcohol, Conduct & Firearms
Alcohol typically allowed at your site but not in public areas unless designated.
Disorderly conduct, threats, or illegal substances are prohibited.
It is not permitted to discharge firearms on site.
11. Waste & Trash
Trash must be bagged and placed in designated dumpsters; no leaving trash overnight.
Liquid waste must go into proper connections
12. Children
Parents/guardians are responsible for minors.
13. Legal & Liability
By entering, guests agree to follow park rules; violation can result in eviction without refund.
Park reserves the right to enforce rules for safety and comfort.
Business operations are prohibited on park property.
All long-term-stay individuals must get a P.O. Box from the local post office for mail deliveries. Amazon deliveries can be accepted at site.
Cancellation Policy
Standard Reservation & Cancellation Policy
Full payment is required at the time of reservation.
14 Days or More Prior to Arrival
Reservations canceled 14 days or more before the scheduled arrival date will receive a full refund.
Refunds will be issued to the original form of payment.
6–13 Days Prior to Arrival
Reservations canceled 6–13 days before arrival may receive a customer account credit valid for 12 months, or Receive a refund less a onenight stay.
5 Days or Less Prior to Arrival
Reservations canceled 5 days or less before arrival will forfeit one night’s stay. The remaining balance may be issued as park credit valid for 12 months.
No-Show Policy
Guests who fail to arrive on the scheduled arrival date without prior notice will forfeit the entire reservation amount.
Reservation & Processing Fees
The $3.50 reservation fee and processing fees are non-refundable at any time.
Early Departure Policy
No refunds or credits will be issued for early departures, voluntary cancellations after check-in, or unused nights. (We can discuss)
Reservation Changes
Reservation date changes, shortening of stay, or site changes made within the cancellation window may be treated as cancellations and subject to the above policies.
Group Reservations (3 or More Sites)
Group reservations may require a non-refundable deposit and may be subject to a 30-day cancellation window. Specific terms will be outlined at the time of booking.
Weather & Force Majeure
No refunds will be issued due to inclement weather, discomforts of nature, or voluntary departure.
In the event the park must close due to government order or declared natural disaster, management reserves the right to determine refund eligibility.
Chargebacks
By confirming a reservation, guests acknowledge and agree to the cancellation policy and waive the right to dispute charges inconsistent with these terms.
1. Nature of Agreement
This Agreement grants Occupant a revocable license to occupy an RV site within the Park. This Agreement is not a residential lease and does not create a landlord-tenant relationship. The site is intended solely for the temporary placement of a recreational vehicle. Occupant acknowledges that the RV site is not a permanent residence.
2. Term
This Agreement is for a monthly term for the duration of the reservation booked.
The Agreement automatically renews month-to-month unless terminated by either party in accordance with this Agreement.
3. Monthly Site Fee
The monthly site fee is due on the same renewal date every month.
Payments not received by 5:00 PM on the due date will incur a late fee of $25. There is a $5 daily late fee charge until payment is received.
Failure to pay within 7 days of due date may result in termination of occupancy.
4. Security Deposit
Security Deposit: $75
The deposit may be used for:
Damage to site or utilities
Unpaid fees
Trash removal
Rule violations
Utility usage
Deposit will be refunded within 7 days after departure, less lawful deductions.
5. Utilities
The following utilities are:
For long-term stay reservations, electricity is based on an average of the monthly park bill.
Occupant agrees to:
Provide their own surge protection
Maintain leak-free sewer connections
Not overload electrical service
Currently, there is no internet available on site.
Tampering with utilities is grounds for immediate termination.
6. Notice of Termination
Occupant must provide at least 30 days written notice prior to vacating. Failure to provide proper notice may result in forfeiture of deposit and additional charges. Park may terminate this Agreement with 30 days written notice without cause.
Park may terminate immediately for:
Non-payment
Criminal activity
Threatening behavior
Violation of park rules
Unsafe RV condition
7. Removal of RV
Upon termination, Occupant must remove RV and all personal property immediately. If RV is not removed within 14 days after termination:
Park may treat RV as abandoned property
Storage fees may apply
Park may pursue remedies allowed under Texas law
8. Park Rules
Occupant agrees to comply with all Park Rules, which are incorporated by reference. Violation of park rules constitutes default under this Agreement.
9. RV Standards
All RVs must:
Be operational and roadworthy
Be properly insured
Be maintained in clean and good condition
Park reserves the right to deny occupancy to RVs deemed unsafe or unsightly.
11. Mail & Domicile
Park does not provide permanent mailing addresses.
Occupant shall not:
Claim the park as permanent residence
Register to vote using park address
Establish homestead rights
12. Insurance
Occupant must maintain:
Valid vehicle registration
Liability insurance on RV
Occupant assumes all risk of loss, theft, or damage to personal property.
13. Liability Waiver
Occupant agrees that Park shall not be liable for:
Weather damage
Falling limbs
Theft
Fire
Utility interruptions
Occupant occupies site at own risk.
14. Default
Failure to comply with this Agreement may result in:
Termination of occupancy
Lockout of utilities
Removal proceedings as allowed under Texas law
15. Governing Law
This Agreement shall be governed by the laws of the State of Texas. Acknowledgement Required I have read and acknowledged having read all above terms and policies.
*PLEASE NOTE: You are agreeing on behalf of yourself and every other guest listed in your reservation. You shall be solely responsible for your guests’ behavior and compliance with the attached policies.
